@Max Bellino For smaller properties like your 2–4 unit multifamily buildings, an online cost segregation study is a quicker and more cost-effective option, providing sufficient accuracy for straightforward properties.

It's probably not going to end well for that landlord.We actually had this happen to us twice last year (at the same time, in 2 different units)!

I’ve heard of a few different options but would love to hear your experiences, especially if you've used gap funding on flips, new construction, or commercial projects.

However, some investors don't mind this strategy if they prefer not to put a lot of liquid in up front and plan to refi out within a few years of closing (which seems to be a great option with the talks of the FED reducing interest rates this year).It really comes down to investing in a growing market, in a good neighborhood & building a great team to support you.

We are trying to think of all our options for a rehab loan.

The monthly fee for renters ins I thought should be optional as renters insurance is so cheap and I already provide hvac filters. 

I think the first step would be to contact a lender and figure out our best options moving forward.

I am thinking of taking that option and also discussing with a lawyer how I should prep for it. 

We have done lots of research about the city, but I know there are things that can come up from people with experience, especially since we are OOS (and out of country too actually!).
