So my understanding is simple.   

There’s not really a lot of value add opportunity or sales comps in this space for our area.I typically (BRRRR) purchase fixer uppers with cash, fix up, rent, then refinance on a DSCR and get all of my money back.

K-1s for AHP Fund 2015A+ (old, 12% preferred fund) are now on their (old) website.  

Other companies have come in person to do it.Every year, I get new 4-point inspections on ALL of my properties and send to my agent to re-shop my insurance rates. 

I have a W-2 job primary and my business partner has another business.

HVAC move to attic to replace package unit and other side replace fan and heater for about 20k8. redo plumbing work 20k9. spent 10k to fix sagging floor issues by putting concrete blocks in crawlspace.There is big neglected strip mall in back as attached with loud noises and some weird smell of tobacco etc. also has big dogs barking at people even if I go to the corner of my backyard lot.There is one bad neighbor who has big dogs always barking who elevated his backyard and rain water runs naturally towards my sideBig trees other side in neglected waste land which I think belong to strip mall owner behind and city also pushing some rain water in to that waste land.I am in dilemma now1.

My wife and I heavily considered investing out of state. 

I find that it's almost a one stop shop in that I can use it for my business checking and savings accounts, bookkeeping, for rent collection, I can issue virtual credit card, I can create all the financial reports I need to run my real estate business and prepare for tax filing and through their partners I can vet my tenants, develop state-specific leases and more.

One of my agents here on Maui has used VA to build his portfolio.
