The other thing to keep in mind is once a mold report has been filed, it MUST be disclosed to future buyers (at least in CA).

What I need to keep in mind, is the cost of burning 6 months not paying somebody to get the same work done in 6 weeks could be the difference between a good deal and a bad deal.

With as many west coast investors out there looking for opportunity, someone needs to figure out a TK business model focusing on the bay area and offering a fund model (i know there is a proper word for this, but my mind is simply not working right now).   10 equal shares in one property?
