A couple months ago there was a guest on the BP money pod that said something I really liked, "put your risk in your ROTH" and by that he meant that if you're going to invest in something riskier that has the potential to have large returns, put that in your ROTH account because you're only taxed on what goes IN to your ROTH, not what comes out.

A wealthy individual, a group of wealthy individuals, or a hedge fund is lending money, private money to strangers for the purposes of buying distressed, fixing the asset up, and either exiting through sale or refi.Just keep in mind t he relationship between maturity and interest rate. 

thats what I meant there is no field on MLS  at least in the markets I work to put into the listing you load into MLS a fee for the buyers agent.

I meant to respond but just got back from a long business trip. 

When you said  "New Construction" I was assuming, wrongly" that you meant buying a newly constructed home and perhaps thinking you were getting some kind of bargain that created equity.
