I prefer to have them talking as much as possible, while I sprinkle in a few questions that will pull out what is their motivation to sell the house and how motivated they are.  

I also own a business and know that it is annoying sometimes when people come to me with ideas that would take lots of money and time to implement, I get it...So, with that here is my other idea.I just finished reading Tim Ferris book "Tools of the Titans" It is a summary of his 200 podcasts broken down into book form with some extra chapters sprinkled here and there on various topics. 

The others are tax lien states with a few hybrids sprinkled in.

I'm leaning towards the Buy-Rehab-Rent-Refi. approach, and then flips sprinkled in afterwards.As someone who's relatively new, which direction would you point me?

This specific project area has always been Industrial with just a few retail spots sprinkled in.

Reuse what makes the house unique, sprinkle in color with hints of contrast, add character and most importantly make a plan that even if a material was budget friendly the way it’s being installed has attention to detail without looking cheap!
