It’s a short dead end road so I have this notion to own the whole street and control the look and quality of the neighborhood . 

I personally don't care about pets as long as the owners are clean and organized.

Hi Hazel, I work with a lot of investor clients from OOS and have carefully vetted general contractors that are licensed, bonded, and insured and do great quality of work.

A few things that newer investors should note:- it took 13 years to get there, you have to be patient- rents are high at about $1,750, so probably a quality neighborhood- looks like that is after vacancies, probably low turnover?

When you start going down the chain for quality of tenant the odds of going dark goes up.

I think the first place to start is evaluating quality deals.

Whether it be cleaning their properties or doing manual labor.
