A lot of investors, like @Minh L find properties with below-market rents, then fix them up and improve the rents over time, to create cash flow, and increase the value.

I started with slightly negative net worth, no cash, and a pocket full of dreams ;) So not too shabby I think..Some other like David, Bebe, Minh, Ben, etc. have crushed it even more ;) I think my biggest mistake in investing was completely ignoring flips while I was building my rental portfolio..
