Despite plenty of reading and listening to lectures, there is no replacement for experiential learning.

Since finding their podcast I've gone all in and listened to inordinate amounts of podcasts, lectures, and courses.

I once told an Austin broker that I was looking for 8+ cap rates on B-C properties and then received a lecture on how I will never find those in Austin.You can find higher Caps in the smaller secondary and tertiary markets, after looking at hundreds of properties you will be hard pressed to find 10-13 Caps.

First time I made a HUD bid both my agent and his broker lectured me for 15 minutes on this topic.

In all honesty if you know about the basics of why investing is a good idea for your future rather than wasting money on liabilities then you won't need to hear a lot of the lecture.

Please don't waste your money. 75% of the time was spent on lecturing the class that if you don't have a mentor you will not be successful in RE investing so don't waste your time. 

Don't get me wrong he was a good speaker but I learn more on this board daily than I do in most of these lectures.

It is nice to get a lecture once in a while, but I have been underwriting HUNDREDS of real estate transactions for a very long time buddy....as have my mentors with 35+ years of experience.
