With all the new gadgets and gizmos coming out there may not be much of a need for computers anymore.

They are a 50/50 brokerage, but it doesn't look like any other fees besides Realtor dues and lockbox gadgets and such. 

For some reason this doesn't seem to happen reliably while I'm on my mobile gadget

Even with any 1 of the countless systems, gadgets, tricks and what not, how much time is wasted chasing one's tail to do some exact billing on water/sewer?

We're going back to dumb appliances without the fancy gadgets and gizmos.

All they care about is gadgets, dynamics, make it look amazing... and they suck.ALl you need is credibility.

I would ALWAYS suggest including the local police non emergency line, that comes in handy often and prevents unnecessary 911 calls.Even if utilities are paid by you, it's not a bad idea to include the numbers of your eclectic, gas, and water providers- even if their names aren't on accounts, they can find out when power will be restored quickly (saving you or PM a three am call maybe)As far as gifts go and actual items, things that would apply to most everyone in being useful seem like a good idea (an not offensive in any way like scented candles - those items are not across the board items) but things like nice dish towels, simple kitchen tools/gadgets, a welcome mat, fridge notepads and nice pens, etc. 

I know there are some gadgets you can install to track utilities and make sure that's fairly divided, so I think that would be an easy fix, but I know the AC would be a deal breaker for me.

I would sell the house and all the contents (furniture, appliances, electronics, kitchen gadgets, linens, vacuum cleaner, everything).I'm asking 3x my actual purchase price for the house and contents. 

Other cool gadgets were rice cooker, fast electric boil kettle and the microwave.
