The you take a few deals, only give it them input, in this case photos, what returns you want, loan details, etc, and compare your final results with what they got.

Make gradual rent increases to get them back to market rates (research the legal way to raise rents).If a friend or family member acts offended that you're finally taking the investment properties serious, that means they know they've been taking advantage of your ignorance. 

The bad financial situation was that we bought a residential painting franchise that we are finally out of.  

They relied on subcontract cleaners to be the final eyes on the property.

Tenant 2 stays. 5 months goes by to come to find out that now tenant 2 moved out without our knowledge and let squatters move in.. had to file for eviction, got them out finally.
