Hello, is anyone working or experienced in the Baltimore market for multi family or single family rentals ?

This means I will need to move my family of 6 while simultaneously finding a great investment property to 1031 (45 days to identify/180 days to close) and try to find a place for my family to live at the same time. 

Sold a problematic family home to an investor in 2023 after a death in the family and watched it be flipped into something I could never have imagined and sold for 4 times what they paid us. 

A flip, single family rental or small multi family rental?

Since I have to move from California to New Jersey next year, I’m considering house hacking with a multi-family home in Union City, NJ.

I agree with the notes above but will also caution you to make sure you're very conservative in your underwriting for the multi-family properties with more square footage.

That price for a cost segregation study is on the high end for a single family home 3.

People buy where there is opportunity, better weather, and near family and friends.
