Tenants that ask for these types of things are typically entitled and will take further advantage in the future if you do not curb this behavior.

While the fees no never "liked," they do encourage the best behavior. 

A few of the sellers I've spoken with  and who previously offered the broker fee as a marketing tool are getting frustrated with this type of behavior and want to shift away from offering a co-op and instead make it a negotiable concession when genuine effort is made on the part of the buyer agent.

Actually for me it is an upside to have indivdual systems so you can monitor tenant behaviors. 

I underestimated tenant behavior, facing issues like property damage, lease violations, and evictions.Once I realized the importance of focusing on the right tenant segment rather than properties, everything changed.

What I will not do is pay a bad tenant to leave so that another landlord gets stuck with having to deal with a bad tenant that I have rewarded for their poor behavior.

Your contractors statements and behavior seem to fall within the range of normal experiences in my opinion.

Additionally, his ugly, nasty, condescending behavior has been called out many times by many members (including me).

After 6 months it will probably be difficult to change their behavior.
