I turned y attention to the Pacific and selected inland cities like Merida and Guadalajara.

Federal lands come right down basically to the city limits and subdivisions are nestled right up against them.. so you could sprawl there.out east there are very few federal lands close to housing .. so that makes zero sense.It only works in the West from Rockies to the Pacific and select areas.

It can be quite intriguing and interesting to hear of many of these returns and great on paper assessments, but the reality is, they rarley pan out in real life. 

Since the ARV is decent, it might be worth bringing someone in to help.Sell as-is: If financing options don’t pan out, you could consider selling the property as-is.

Pacific Modern Homes is a great example - we built one of their kits in the 1990's and it was beautiful/ really minimized labor and scrap onsite.
