Info as follows:Purchase price: $440k with 40K downCurrent Principal Balance $330,369.37Current Interest Rate 4.125%Mortgage Payment Amount $2,618.99 Cash flow about $1800 a month.I am considering taking advantage of lower rates to pursue refinancing bu have not been able to find a reason to cash out and invest in another property because the work situation is shaky (with current pandemic) and unknown if I may relocate by end of September (for work or life).

Recently listed a SFH for rent and have had significant interest however the following are proving obstacles to getting it rented:1. potential tenants don't have good credit scores2. potential tenants express interest bu then don't show up to appointment/ open house3. potential tenants see the property, tell me they will get back to me and then dont respondAny tips for getting a SFH rented would be appreciated.

There are exceptions to every rule Dave, the important thing for the OG poster and the rest to understand is that such a rule for estimating rehab costs bu going 2 times materials costs is NOT the way to do it, plain and simple!
