Recently listed a SFH for rent and have had significant interest however the following are proving obstacles to getting it rented:1. potential tenants don't have good credit scores2. potential tenants express interest bu then don't show up to appointment/ open house3. potential tenants see the property, tell me they will get back to me and then dont respondAny tips for getting a SFH rented would be appreciated. 

I think I would rather buy the property all cash, then refinance to pull my cash back out so I can bu another property an refi in the same manor.

There are exceptions to every rule Dave, the important thing for the OG poster and the rest to understand is that such a rule for estimating rehab costs bu going 2 times materials costs is NOT the way to do it, plain and simple!

There is a large student population because of the proximity to both BC and BU as well as some of the smaller schools.
