He can't do everything.That being said, it does appear they grew too fast and so it unfortunately doesn't surprise me that the results are beginning to drag. 

For a digital-first business, I have been pleasantly surprised with how quickly I can get someone on the phone or my problems solved quickly.Sorry that you had to go through that with them.

Some HML may be ok with desktop appraisal/BPO compared to a traditional lender.If you are doing renovation then the draw process i find private lenders to have more flexibility in regards to draws and number of draws. a HML is more convenient but you will pay for convenience. 

It's too expensive, full of surprises, and nervy.

Not saying you did, but often people love to quote the cashflow but conveniently leave out capex, which can be considerable on a bunch of individual houses. 

Preserving cash is the other key to surviving to the next cycle.Regarding capital call--there are threads here on BP where investors have posted that they were surprised by a capital call, or were issued a sudden capital call. 

In locations where you can join the MLS without joining the board, the pricr is usually increased, and not surprisingly the increase cost is roughly the cost of joining the board.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

From an initial impression, this makes the process of long-term investing much more convenient, and the only fee (apart from regular agent/lender commissions) is the property management fee!
