Its a slow grind since I don't have partners so building each brick at a time is what I'm willing to do . 

You can usually find some events by doing a simple google search.

Also after searching more about them they bought over 10 more locations ( business only no RE) however they aren’t changing the name.

There should be other options, however with an LLC and fourplex - yes, DSCR is by far most likely to be your best option unless you do the heavy lifting with local banks and credit unions (and these are increasingly not great options for this type of stuff as they move painfully slow and are under lots of regulations and restrictions)2) I haven't yet reached out local banks, but seeing the quotes from brokers makes me wondering if Banks may be better? 

You probably aren't getting many people to even view it on the MLS, if buyers haven't checked to box to include manufactured homes in the search. 

I have not yet bought a note as they have been slow to roll in (I am particular about performing first position) and there was a hiccup initially with my setup but i have seen a few come across in the past month.

We are hoping to avoid doing any sort of partnership and maintain a single member LLC, but searching online hasn't been fruitful.
