I'll have dealers looking for me, I'll be scouring local ads, and I'll offer incentives to bring units in.  

Cabinets are cheap in the grand scheme of things, and leaving old ones will stick out on a well done flip.I have scoured Craigslist and the FB market for materials, sometimes you can find vanities for a good deal, trim, tile etc.

I found this property through the LandWatch website, however we scoured the entire state for 3 months before finding what we wanted for the right price. 

As far as finding deals…since you are licensed, I would constantly scour you MLS.

I also recommend scouring Zillow and Airbnb for rentals in your neighborhood.

Since you're looking all over GA, I'd check the zoning after you've already found a property that looks interesting vs. starting by scouring the local maps for deals (which would probably be overwhelming and not the best use of your time).

Some mentees will act as a bloodhound for the mentor, knocking on doors, driving for dollars, scouring the internet, making cold calls, or performing other services that help the mentor find new deals.

Even after reading and re-reading the lease and scouring the ORC I can't figure out what their next step should be or if they even have a leg to stand on since they accepted the keys and returned the security deposit.
