Any of you out there who are GPs bringing in capital, how do you all tackle this?

Emerson Zollos,I'm in the same boat with a duplex, where one of the units was occupied seems to be a chain smoker - the walls, ceiling & floor are just completely saturated with cigarette tar/smoke.While I haven't begun rehabbing the 2nd unit, I've been doing my homework on the best way to tackle this project and what seems to be the most effective treatment that I've found so far, short of ripping out the drywall/plaster & lathe, I've been reading that using a TSP solution with warm water very effective in removing the "gunk" so to speak - once the walls have been thoroughly cleaned with TSP, use an oil-based primer (Killz) to seal the walls and then apply a few coats of paint. 

I also have a list of over 30 books I’m trying to tackle one by one.

The amount of money you will save will more than pay for your screw ups or the things you just don't wan to tackle.

I will be looking at the property Tomorrow and want to know what to be prepared for and what things to tackle when renegotiating my deal to a better price.

It was a great resource for those of us that tackle a MHP with no prior experience.

We started thinking of all the nuances we will be tackling during this process; our note is due on the balloon soon and we will be refinancing.

How did you all tackle this feeling during the beginning phase of your investments?

I don't really know too much of the backstory, but how were you able to tackle so much of that so fast (ie. being $5k away from fully owning in just 3 months?

@Michael Johnson I was just about to warn you about the issues with foreclosures and why people shouldn't tackle these prospects in the beginning, but you get the gist of it.
