I usually just do a square foot and quantity takeoff and estimate it myself.

The club is about quality, not quantity and is not a business like a REIA--pitching is not allowed nor are members who repetitively break the rules or have had questionable interactions with others in our local community---that is why it is selective about who is allowed in. 

I have a home under contract at about 70 cents on the dollar the property has well water and because the home is winterized, I will not be able to test the well water quantity, and quality, unless there is a way to test with out running water to the house.. what is worse case senario with a well?

Just be careful, they usually only allow a certain quantity and if you exceed it you might pay full price accidentally.
