We’re hoping that the rental market improves come January.Given the current tenants in this unit moved out early, I’m taking the opportunity to make some improvements to the unit - fresh paint, washer and dryer and buying a new fridge and stove.

I saw one in an adjacent park to Park #1 that had a washer, dryer and fridge in operation on the front porch! 

Gourmet kitchen w/granite and SS appliances, Built ins, Rooftop terrace w/double sided fireplace to enjoy Fabulous water views of the Potomac River ,Wet bar wine fridge and dishwasher on Rooftop level with over sized bedroom and full bath.

(I also bought my first actual clients a fridge because I didn't include it in the contract.)

Is the owner generally responsible for the stove, fridge, etc?

Food in the cabinets, size of the fridge, plates/silverware?

Just a standard kitchen with one stove, one fridge, one dishwasher and only 1 shared wall.

It was converted to an apartment (separate entrance, Washer, dryer, oven, stove, fridge.)

Tenant moves out and causes $1,500 in damages but you only had a $1,000 deposit, so that's another $500 in lost income.You could do better through scale because most units get rented faster than a month, most homes don't need a new fridge, and most renters don't leave owing more than their deposit.

What they do allow is a fridge and sink.
