I would recommend you do your analysis for now the old fashion way.  

"Millennium", Quantum", "Sylvan", "Idyllic", etc. and fashion that into a name by connecting it with "Enterprises", "Industries", "Associates", "Ideas", etc.One specific suggestion I will offer is to avoid names containing "properties", "investments", "holdings", etc.

Wear expensive clothes, watches, jewelry, etc..

Also, the individual case reports present information in a random fashion.

The self-directed custodians are non-bank trustees that are regulated in a similar but slightly different fashion. 

That being said, I have heard of people finding "diamonds in the rough" so it is one strategy.We focus on larger multifamily properties and our best resource to date has been by old fashioned calling up brokers in the area we are interested in and building a relationship with them.

I am hoping to buy maybe 5-10 properties in this fashion.

However, if I have a timely matter i.e. wanting an offer put in- I do expect that it is done in a timely fashion. 

If you agreed to "no trees in the parkway" or agreed that the HOA could change those rules in a legal fashion, then you have to remove them.

I am just really meticulous and want to make sure that I am doing things in the most efficient fashion.
