I don't know that more regulation is the answer, after all these are private offerings and we are entrepreneurs for a reason.

Monthly rent is $3700.By the end of the day as I was calling the tenants to to introduce myself and give out instructions as to the rent payment.

If some local entrepreneurs (Quicken, Ford) hadn't put a lot of money in locally, it would be in even worse shape than it is.

Give me a solid YouTube video and other instructions online and I can fix some basic things, I try to learn as much as I can to be a good Landlord/Homeowner. 

The real value as an investor is having access to the MLS & as an entrepreneur in general having another potential income stream like your buddy does.
