I was thinking about deploying capital there in 2021.It does seem that CRM is the dominant player there and they are very professional with the initial communication I’ve had with them.

I had a million things going on as well as being sent on deployment training spontaneously while searching for a home.

The last time a troop reduction was even mentioned, lawmakers on both sides of the border put the kibosh on it reeeal quick.Regardless of what the state/national economy does, service members on military bases get paid the 1st and the 15th, guaranteed.The DoD long ago implemented measures to reduce the impact on local economies during troop deployments, meaning gone are the days of a "mass exodus" of soldiers during deployments.

Either way, owning properties, especially rentals, is not easy and if you're going to be deployed, you may seriously consider a professional group of property managers, realtors, contractors to handle everything for you. 

How easy it is to find the right investor and the right deal will depend on the amount of capital you have to deploy amongst other things.

Would you mind on elaborating what kind of things I could deploy my saving on?

I'm currently reading @David Greene's "Long-Distance Real Estate Investing" and if you haven't read it, I HIGHLY recommend it whether or not your properties are in another state or in your backyard, he deploys a great system and I plan to steal many of his tricks.My focus is on commercial multifamily properties right off the bat (5-10 unit range). 

I will continue to take the meager match my employer gives (25% match of 6% of salarty), but I don't see the harm in cashing out the 22k from the old Roth 401k and then start over with my new employer and deploy that 22k into cash flow producing assets. 

This may sound a bit strange because I am a real estate broker as well, and I do enjoy getting paid my commissions, but your best bet is to deploy some type of marketing to attract the motivated sellers for the types of properties you'd like to purchase

Closed on a property in February which took up some capital and would like to have access to equity in my primary residence to deploy if needed.
