Part of the premise of hiring a manager is that they will manage repairs, including efficiency of repairs.Anyone can pick up a phone and throw unlimited amounts of money at a vague reported problem.

As others have said, you can do the digging yourself with the municipality or hire an Architect to do this due diligence and provide a zoning and property analysis report bringing all the info together for you.

You should expect to pay him $300 for an hour of his time (which should include a written report).

From a tax reporting standpoint though, I am curious why showing a profit is even a concern. 

Now with Covid we do not even travel to the U.S. so will use Facetime to see the progress I also get reports on our internal system for all my our  contruction activities.

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.
