Are checks/receipts/proof of payments needed or would transfers be ok?

Loans are almost always used as proof of correct "investment intent" under an audit scenario. 

The answers are to price in a higher utility cost into the rent, or, bite the bullet and separate the meters.  

Is it mandatory for a landlord to provide door screens for sliding glass doors of a family room?

Bite the bullet and just replace it . get it done and over . 

The burden of proof would actually be on the claimant in this case however, not the defendant (your comment makes it sounds as if the defendant would have the burden of proof which is technically incorrect).

It would even help with liability issues since you can show proof you emailed the literature to the tenant.

Send him a letter, emphasize that you are personally yourself the end-buyer, include proof of funds, include something attesting to you being financeable (unless your proof of funds is for the full cash purchase price).If he owns 20 local businesses, good chance he's in at least one chamber of commerce, and if he's not, he 100% knows people that are, who will spill the beans and offer to do an intro if you mention you're interested in buying a gas station over a beer or a meal (there's probably like 3 people in that city that fit this description, why not get introduced to all 3?)

Along with doing our best to try and dodge bullets from such investors in this thread.
