One building may be operating better than the other and in some cases, the portfolio may perform better in aggregate compared to owning them each individually due to synergies of owning both.

For non Spanish speakers who don't care about street food and love the beach it's paradise. 

Of-course there may be some synergies (maybe get a package deal from PM, stocking similar paint, repair items, maintenance items, etc.)

If your PM is bilingual, you may want to consider having them place an ad in Spanish.  

As much as BP has helped me learn about real estate, I think there should be a Spanish and other languages section on BP.

Plus, she's been getting interested and finding deals for me in the Spanish-speaking areas of San Diego (definitely not as competitive.)

It will get you "out in the market" and possibly provide a little income as well.That's not to say don't be an investor - I absolutely think you should pursue rentals once you develop a comfort level with the area - I just also think for your situation it might be a good synergy to also start off being an agent.I hope this helps, and feel free to put me on your coffee list next year as well :)
