I’m getting out of the marine Corp in a few months and have been reading and watching everything real estate.

I was born and raised in Bakersfield and left when I went to the Marine Corps back in 1990. 

I am local Bay Area (Marin) and have employed both strategies you describe (invest locally and also invest outside of California - I bought 6 "cheap" duplexes and a couple of SFR's in upstate NY specifically) over the past 20+ years. 

For what it's worth, I'm a Marine; I'll move heaven and earth and be darned if I don't make good on my word. 

Lived here all my life except a 6 year stint in the Marine Corps.

I am a Marine Corps veteran and intend to utilize my VA Loan to obtain a multi unit as my first property.
