At the end of the day it's all about the Value you bring to the table.There are many great agents out there, that worth their weight in gold and I promise you they're not the ones who willing to list a house for 2%. a great agent can bring more traffic and more offers on table and smoth transaction.

Given the location's high demand and appreciation rates, if everything checks out and you feel confident in the repairs promised, it could be a solid investment.

I know someone who promised their buyer a move in date of late August.....their buyer is now hoping for sometime in January.

For one property, we had over over 10 fraudulent applicants, another time, we had 3 different applicants with the same fake employment as if they received their documents from the same vendor.

I promise you are going to work for that money with that many units.

We're now 6 months past the 120-day renovation period and I haven't received a 3rd draw request and I'm actually starting to think the photos of the rough-in and plumbing were fake. 

If they don't deliver what they promise word gets out- but that's another issue than the price.
