@Mindy Jensen  this scenario plays out in rental property purchases as well.buyer gets ahold prior years tax bill that have owner occ exemptions and they rely on those tax bills being future tax bill.. only to get the new tax bill without exemptions and the tax's go up substantially double to triple in some cases... again these are things the buyers need to know and understand and that sellers may or may not warn buyers about and or just gloss over it to make their cash flow numbers look better.or like in Memphis were there is dual tax's city tax and county tax..

Dual Agency can be problematic. 

If it is one big pane you can get dual pane glass to replace it at the glass shop.

Unfortunately is seems you are getting into a dual agency agreement, so you no longer have an agent representing you, instead the agent is representing their own interest (that you are paying 6% for). 

I would think so.If you hold your own listing open you may run into a tough spot if someone wants that property but will not agree to a dual agency situation.  

They make voltage detectors that can detect an electrical current through drywall.

(I generally go directly to listing agents and in this case he did a dual agency with one of his colleagues).

Im not dead set on this property, but it can serve a dual purpose if I do decide to move down there.
