I know that is tangential to your post, but there are pros and cons to just about all of these questions, and each sponsor will spin their answer to why it is better.I.e. track record: "we have an 7 yr track record, having sold 26 deals and averaging 28% net IRR to our LPs" vs "we have been in business 24 yrs averaging an 18% net IRR to our LPs, including 4 deals that lost money".

Is it a fully rehabbed property with high quality tenants paying top dollar, or is it a run down apartment with below average rents that you collect rent on and put as little cash into it as you can.

Denver is an attractive metro for a few reasons, so I downloaded monthly price and rent growth at the zip code level from Zillow’s public housing data.I then used a ranking algorithm to sort the top 10 zip codes for investing based on monthly average price growth and monthly average rent growth (both by percent growth), from 2019-2024.
