I saw income growth as the path to a "better" vehicle or "better" widget I'd barely notice was improved.

I would say that if your having problems finding a serious agent to help you find deals, its likely becasue they think your a tire kicker (not giong to close a deal) or the agent is a noob.

I have always had more faith in real estate as an investment vehicle than say the stock market.

It's slower but if you could get 7%ish on your passive vehicle without a capital gain tax bill then that would be more than $2600/mo to dump on debt.Another stodgy but sure way to get where you're trying to go would be to take a page from Dave Ramsey and other financial planners and consolidate and eliminate debt one of two ways.1.

I take different routes through different neighborhoods to look for things like - comp rental rates, new for sale signs, auction signs, distressed property, contractor vehicles, etc.   

Specifically, what R.E. investing vehicles (SF/MF/Wholesaling, etc.) best suites what I want for my futuristic R.E. portfolio & goals. 2) Searching for R.E. beginners and seasoned investors to share their experiences and knowledge within the field (and from application).

There are a million calls from unqualified tire kickers that will try to waste time, schedule appointments and not show, ask for applications and never return them, etc. . .It will depend on the area and the market and the price and value compared to the market of course -- that's my experience in 'A' and 'B' neighborhoods.My last unit, I tried to push the market and got no qualified applicants -- 10 days later dropped the price by 4% ($50), and got 3 qualified applicants in the next week.

No one likes a tire kicker!
