The highest performing short-term rentals have a design eye, their photographs weren't shot by an amateur's iPhone, and they offer more than one extra that others aren't (hot tub, sauna, views...).Create a differntiated Airbnb, and you'll outperform others ... be that first page or second or third.

No loud music, parties or anything of that kind.The house was built in 1908 and not soundproof.She said she's talked to them directly and hopes that will solve the problem, but she starts school next week and is worried about her sleep.I haven't approached the downstairs tenants yet.There is a noise clause in our House Rules, which mentions "quiet hours between 10pm and 6am", which everyone has signed.I don't want to take sides or get in the middle of this issue, but I also don't want to risk losing good tenants (on either side of the argument).Any advice would be welcome and appreciated - thanks so much!

The second and third floor will be two bedrooms.

I feel like the hardest part is finding what to work on and the easy part is to do the work. 

You can close on a property and immediately sell it to a 3rd party unless there's a Fannie Mae Resale Restriction on the property.

Agents often recommend 3rd party inspectors and phase inspections and will help you walk thru that process and negotiations for fixes with the builder. 

And, a friend and I host two BP meetups here in Asheville, one on the evening of the third Wednesday and one on the morning of the fourth Wednesday.

The third is California, especially San Diego.

The third was a self storage program and because I know nothing about that market I learned a ton from it.
