So technically during the selling process you don't need to care what the buyer thinks of you. 

@Jeremiah Dagel Brian's advice below is very good, there is technically one error in that FHA will allow you to get a loan if you have a mortgage within 100 miles. 

So selling as the LLC and buying as yourself would technically not be a change of taxpayer. 

@Jay Hinrichs they have not had an eviction but there was a bankruptcy just over 7 years ago so technically "off" the record now.

Well, technically, this is the second house we've purchased this year.....Anyways, we paid 225k for a cute little two story house.
