None I could say with confidence without knowing more details on the borrowers experience, property type, city, and project numbers (PP, Rehab, ARV).

My experience is those have been in short supply since beginning of time. 

The only thing you need is experience a model, and a team.  

As far as the noise goes, I can tell you from experience that being an entrepreneur in any form can be a very lonely place.

Consider starting small, like with a duplex, to get experience.
