Maybe you will get a recommendation here but if not you can scour  craigslist/facebook and followup with looking at the website and or floors they have done.

Hey @Brandon Nahale I too am looking to purchase small multifamily deals here in OKC so I am constantly scouring all resources possible to find deals.

I have been scouring a lot of Canadian town and cities and have not come across any properties that rent at 1% of houses value let alone 2%.

I've also been scouring the Maui market for the last week or so looking for the same. 

We've been scouring deals for ~2 years now and this is the first one that meets my personal requirements (ie. cash flow >$100/mo/unit and 4 units). 

IF they furnished you a copy at the time of signing and you lost it or didn't save it, then I think it's fair that they charge you to provide a second copy.Start by scouring your PM contract to see what their obligations are, and what you should be receiving from them.If you have never received copies, I would let them know that you are going to the housing authority to report them for unethical practices.
