From what I can tell, there seems to be very few transactions happening in the under $150k price range.

Total monthly fees incurred over the loan term range from 3-9% for 6-month loans, 6-18% for 12-month loans

If you can drive by the properties for sure it's a good thing, but it limits your range of bidding, for this reason, I prefer online auctions, I use photo services to have an updated view of the property if I'm really interested in. 

In my area (Dallas), I could buy 3 or 4 decent SFR homes in the 200k range that cash flow around $1700-$2000/month total with 4 houses.

Look at the range of responses and what’s actually happened.

To get long term financing you have to be somewhere in the 75k range on loan amount .
