@Jon Fletcher - W2 hours do not count and, in fact, will kill your entire REPS pursuit, unless you own 5% of the company you work for.

In addition, some states allow professionals (or actually require professionals) who incorporate or use a limited partnership to use a special “professional” corp or partnership that allows them to limit their personal liability for the negligent acts of other members but any act of negligence in the pursuit of their profession (MD, DDS, or Attorney) is not protected by the limited liability entity. 

@Ekaterina Shakhova, I think you should pay the money to consult with an attorney to understand your legal liability, responsibility to the tenant, and avenues of pursuit against the now bankrupt Property Management firm.

I believe even Wells Fargo required the rents to be directly deposited to accounts vs third party to qualify for income consideration.The goal is to help them become home owners when they move out from my room ( rent by room model) in my pursuit to help others build generational wealth through real estate ownership.

I am looking into taking a pre-licensing course online in pursuit of the North Carolina Provisional brokerage license.
