The LLC formation is worth as much as the paper its written on.

@Larry Batesi'd be cautious with "properties in a lower income area for rental properties"those numbers look great on paper, but the cash flow can be crushed by capex, deferred maintenance, vacancy, collections, and can take years to stabilize

I would like to expend by utilizing investments in my projects and am wondering if sponsering syndications is the way to go and if so how to structure the offering.

I am mostly here looking for cash investors to partner with and begin purchasing properties to rehab and either flip or hold the paper.

Sounds like they are simply getting some depreciation or paper loss.

I've done probably 60 or so sfh deals but have never even looked at multifamily so I'm out of my zone on the paper side.

U know investors go for paper returns with no thought to tenant base and RISK.. no different in Vegas than in any other market.

Might be best to list my business address but in reality I need all the mail/tax papers sent to me. 

I also wouldn’t count on doing great cash flow-wise, even if it looks on paper that it’s a good deal... you’re going to struggle with collections and evictions, in my experience.
