So I’ve been getting an “ok” number of ad responses, but like @Quincy Lockett detailed, the results have been akin to a cereal bowl- mainly fruits, nuts and especially flakes!

Maybe I'm dead-to-the-nuts right-on-the-money with what's going down.

However, with a few exceptions, in my nearly 25 years of being a landlord, I have found that communicating and cooperating with tenants to resolve conflicts generates much more fruitful results for all. 

I was there for 3 months a few years ago for some Army training and enjoyed the food, weather, character of the place... although even as a NJ-bred driver, I thought people were pretty nuts on 410! 

I'm more of a low hanging fruit guy though, so maybe that's just me.

Is there even wire nuts on those splices would be loose connection and wires getting old n hot tape them up good with same color tape.

I plan to enjoy the fruits for my 3 year long journey for a few weeks.

All of us "Kings and Queens of Lowballing" can "follow the lead" of someone like Carlton Sheets, to help us understand the "nuts and bolts" of a "motivated seller".

The only issue is...I have no idea how the nuts and bolts of seller-financing actually works.I understand the basic concept of seller-financing, so my question isn't like "WHAT IS SELLER FINANCING?"
