I have always been interested in multifamily investments and the price point of the property, the income potential and the renovation cost all made sense.

From there, network and do your research about the area, have all of your "ducks in a row" to then action on a property if you see it come on the market and the numbers make sense.

If we can't assign it or get to a price where it makes sense to purchase the property more times than not we're going to cancel the contract. 

I get the sense that you have an axe to grind against PPR, but it is not due to anyone's actual fund experience.Conversely, what was the experience of virtually every buy and hold stock and bond mutual fund investor, or single stock investors, in that timeframe? 

@Anthony Dupre sounds like you’re buying higher priced assets, so LLCs likely make sense if you’re pursuing commercial MF (5+).

If the rent in the area goes for $1500 to $1600 then may make sense to drop it.

I got my license and tried the cold calling thing for months but didn't really enjoy it as I didn't find any pleasusre or sense of progress from it.
