Option three is also improbable, unless you are in the GTA or will shadow someone who is wholesaling in the U.S.A.If you want to get started in real estate, there are many jobs you can do {even while still in high school} and earn your first down payment while you learn:  become an assistant or apprentice with a trade (electrician, plumber, carpenter, mason, landscaper, etc); take an entry-level job with a real estate brokerage while studying to get your real estate licence; take a job with a property management company, etc.

BTW: Under the Florida Law, You need the Real Estate Licence, but you don't have to share the 10% with your broker (if you are an agent).
