I think it bares repeating for all the newbies reading this thread: Ignore everyone saying that you need to put down thousands of dollars or some sort of minimum percentage.They're talking about retail MLS sales and unmotivated sellers.If you want to make any money in real estate you need to learn the difference between a motivated and an unmotivated seller.

When the taxpayer attempts to redeem, Shelby County will notify the investor.The lesson: In Montgomery County, make sure your tax sale property is assessed in the investor's name, with the correct mailing address, and DO NOT IGNORE certified letters!!

The sellers will simply decide not to sell and simply refinance or place new long term debt and wait for a better cycle time to sell.If investors put in tons of low ball offers themselves then maybe once in awhile they get very lucky but they will be on tons of owners and brokers IGNORE list.Now I can see sellers who are not sophisticated like in commercial real estate be able to be more easily manipulated.
