Whenever a lender tried to undercut the market in 2020 by 0.25%, they got slammed with more business than they could handle, it would take 4 months to close a simple purchase or refi, and they'd get a bunch of horrible reviews online, local realtors would start to hate them, you get the idea.

The perfect investment for me may be a horrible investment for my neighbor or you -- risk tolerance, expected IRR, control, diversification, etc all vary by individual preferences.

It's a very complicated situation with it being my first property/ horrible tenants/dealing with family.

When you're a mortgage banker (inclusive of at credit unions) and your employer doesn't want more of Z type business, there's nothing you can do but turn away those customers until the employer gets hungry for Z again (or try to sell crappy loans, they b/c usually continue to offer Z-type loans, just with horrible rates/fees/terms).

You don't want to purchase a property only to find out later that it is a horrible deal.

I have horrible cat allergies and can no longer self manage/clean/prepare the unit when there are cats indoors. 

We also had a horrible time getting subs to by into it.

I had hired a property manager to take over a few of my properties, but I didn't do my full due diligence, and because of that, it was a horrible experience.

Personally, I think it's quite foolish to pay off the property, as your return on equity is horrible.
