Their capital contribution should be pretty easy to establish as it would be the value of the land.Like I said, I'm not a lawyer and I would suggest you talk to one but this seems logical to me. 

I was just looking to turbo charge that a bit because as we know property values have gone up and buy and hold in a SDIRA just moves to slow even if you can max your SEP. 

I'm not sure how to protect my value add strategy if in partnership and would prefer to outright own.

Estimates on the homes value are often completely wrong.  

I like to wait for value add properties in great areas to buy up.

If so you can see their numbers on AirDNA and try to gauge its value to you.
