Seller told lawyer that it includes verbiage about being sold “as-is” and that I’m not going to come after her if fridge breaks and was listed as operational in disclosures, etc.Long story short: they are having century 21 out to “evaluate” (appraise maybe?)

I know that certain items (e.g. fridge, washer) can be deprecated 100% and not subject to depreciation recapture down the line since the resale value -> 0.

I am Hvac EPA certified but I also do plumbing, garbage disposals,dishwasher,fridges,ice makers, shelf’s, basic turning of residential apartments.

The property has changed hands at least twice since the kitchenette was added, and I just happened to get the one crapbag appraiser who wanted to be difficult about a stove and a fridge on the 2nd floor.

Screen tenants throughly but reasonably.Depending on your area eliminate some ‘non value adds’ which can cost you time & money - water lines to fridge, ice makers, etc.Create a plan what you want it to look like - uniform color scheme in houses, common light fixtures, pulls on cabinets, etc.Even if it’s your first property tenants don’t need to know that - provide a brochure of business norms - when to call for non emergency issues, what is an emergency, how/when to pay, etc.After a few buy & holds and some procedure, BRRRR is a reasonable next step.Good luck!

@Tashina Taylor ensure you are cash flowing on it.... sounds like the numbers will come really close with this being your only income i would start with fix/flips to keep your capitol coming back in... wat happens if the fridge goes ouT Right after refi and u have no money to replace?

I'm looking for a simple lower cost but durable fridge, washer, and dryer specifically.
