With that, the layout / flow looks workable as is so at least in our market, we would not be tearing walls down.With that, think about swapping the DR and LR so the DR which flows better, move the door from the garage so it opens into the kitchen which gives you a straight wall in the new LR, shorted the wall where the HW heater is (I think that is what is in the area between the current kitchen and LR) or possibly move it entirely (not sure if you are on a slab and can move water lines) and look at moving the fire place to the new LR area. 

The location alone makes this house’s value much less than ours.Comp #3 - (We believe this home is a fair comparable to our home.Comp #4 - (This home is comparable in home size and lot size, but has an inferior location, does not have a garage or a fireplace, and is a much older home (1951).This comp sold two times in a span of 6 months.

BTW; the heart-shaped tub is classic--all it needs is a '60s fireplace and more shag carpet lol

When we got in the living area, there was a fire in the fireplace and someone was sleeping in front of it.

I have a rental property in Charlotte, NC and the gas fireplace hasn't worked for awhile.

This airy, sun-filled home features high ceilings, a newly updated kitchen, gas fireplace, central air, king size bed, and laundry.

I like the idea of adding stone to the front or even brick due to the fireplace. 

I specifically ban swimming pools, trampolines, storage sheds, firepits, hot tubs, and outdoor fireplaces in my lease.

Look closer at age of furnace, water heater and have a roof and fire place inspection so that we could have planned better for their replacement.
