I'd plan to go in, do the work myself and rent asap.I also consider multi families, but I can't get them as cheap and not only do I have interior maintenance, I now have exterior as well.

Be sure to plan for exterior security lighting as needed, and do not use the very cheapest light fixtures.

Specifically with hair, it always grows back...unless you are losing it...Overall, It all depends on how hard you are willing to work to get people to see beyond your exterior, if you don't want it to be an issue, fix it.

What mike said.....You may not have any MONTHLY expenses, but surely you have Insurance & taxes you pay, those are expenses.In addition, you will also have exterior/interior repairs that are associated with property ownership.
