I always recommend borrowers exhaust their conventional financing options before going the portfolio broker route. 

The inspection also educated me on things like water heater codes (exhaust was out of code tolerance and there was major floor rot due to a leaky tank) as well as signs of water damage I wasn't familiar with.

With short study/research, I was actually leaning toward a class C neighborhood but your suggestion is changing my perspective... probably I should forget about cash flow and look at some quality neighborhood because I have ZERO experience with tenants and I do not want to get exhausted by a lot of hassles with tenants in the class C neighborhood..  

Let's say everything goes to hell and all the cushion you left/calculated for yourself for holding costs etc. is exhausts?
