I want to send a huge thank you to everyone here who is contributing as I already have eleventy billion windows open on my desktop, after reading possibly twice that and listening to more property podcasts than I've listened to in 24hrs in my life.

@joe @Joe Fairless I am really AV challenged when it comes to computers and there is probably a better solution but you can use Total Recorder http://www.totalrecorder.com to capture the audio in mp3 while you play the video (having a program that directly exports the audio to an mp3 is certainly a better solution but I don't know any). 

as long as you have your taxes and insurance computed plus your mortgage and pmi payment and are sure about positive cash flow taking into account vacancy rate it is a low risk deal .

Net working is top notch.with caveot that one needs to always vette the person at the other side of the computer just because they are here does not give them authority status I learned that the hard way a few times.. but I like everyone..

I  am as novice as they come, but I have to find a way to get out from behind this computer 12-14 hours per day.

Turns out the old version of IE on my office computer doesn't work well with this web site!  

I will make it happen once the weather clears and if he still wants to do it.I don't have the ability to do a pod cast from my home as I don't know how to configure the computer set up and stuff they need .. they need something called Skype and I don't know how to use that etc... all the pod cast I do are always just on the phone..
