agree with russell, first you are not gonna find a property at 70% ARV anywhere near DC (whether NOVA or MoCo or other parts of MD).

Hi @V.G Jason and Lilia,I came across this thread while digging into discussions about real estate strategies, and I couldn’t agree more with the focus on long-term thinking.

We are invested with a couple other operators as well as BAM, and I have to agree with Ivans position, its the tortoise vs. the hare....The overall proof is in the exit and I dont see that for a few years - but have been surprised before.

There are a lot of options with a 6 unit building, and I agree without more details that it will be hard to offer any specific advice. 

Plus I bet the contract calls for mandatory mediation.. if the parties cant agree..
